600 Federal Street is a First-Class commercial office building being repositioned to support life-sciences. Occupying 115,500 GSF in Woodland Park, Andover MA, the 2-story building will accommodate tenants requiring up to 60% of suites to be lab environments. Built in 1999, the building renovations include a new exterior façade, new landscaped areas, and updated amenities such as new lobby, café, fitness center, patio, and garden. On the mechanical side, new PH room, mechanical equipment, backup generators and rooftop dunnage are also being added.
Developed by Celera Properties, and built by Timberline Construction Company, the project offers various challenges to the design and construction teams. Chief among these is working around existing tenants that occupy about half the building’s retable areas. Careful phasing, both in design and construction has been considered to mitigate the effects of disruptions on the current occupants.
In addition to updating the Core + Shell of the building, Vivo Architecture has designed two spec-lab suites for new start-up companies, as well as a new building addition consisting of approximately 50,000 Sf of high-bay industrial space to be added later.
