Alexandria Real Estate Equities, Inc. is one of the country’s acclaimed real estate investment trusts specializing in office buildings and laboratories leased to tenants from the Life Science and Technology sectors.


Our team provided complete architectural services to convert the facility at 400 Technology Square from a 9-story office building to a 10-story tower with its core and shell lab-ready. The 210,000 square foot project holds a LEED Gold certification and provides tenants with comprehensive research infrastructure.


The building, built in 1965, is a concrete framed structure with a pre-cast skin. The conversion involved complete removal of all systems and finishes and the installation of upgraded mechanical, plumbing, and electrical systems for research activities, with other architectural upgrades for code conformance. A screened mechanical platform was added to the roof and a large part of the previous mechanical space on the 10th floor was opened to exterior views with a new curtain wall system and incorporated as an office suite. 


Additionally, the four core elevators were replaced with new ones, a robust service elevator was installed, and the loading dock was replaced with a larger version. The floors and exterior walls were also upgraded for fire and energy code compliance. Finally, restrooms were refitted with all new fixtures, partition systems, and finishes.
